Position Summary:
The Preconstruction Manager is responsible for preconstruction services and effectively projecting costs by collecting and studying information to ensure that the costs of materials, subcontractors, permits, and any other fees are appropriate for each project.
The person hired must be aligned with our company’s CORE VALUES.
Supervision Received:
The Pre-Construction Manager works under the supervision of the President/CEO and has the latitude to make daily business decisions within established parameters.
Supervision Exercised:
This position provides direct oversight of the following positions (regardless of level):

Physical / Mental Demands:
This position manages detailed, complex concepts and problems, balances multiple tasks simultaneously, meets required deadlines, and must be able to make rapid decisions.
Requires sitting, standing, walking, carrying, reaching, bending, seeing, speaking, and hearing. You must be able to distinguish between colors.
Working Conditions/Environment:
Work is typically performed in an office setting, but occasionally goes into the warehouse, which is not cooled or heated. To meet the demands of the position, the employee must be able and willing to work long hours at times and have flexibility regarding work schedules (including some occasional weekend hours).

- Drafter
Job Duties and Responsibilities:
- Review, interpret, and accurately estimate the scope of work as described in the project bid documents.
- Thoroughly check bid requirements to ensure accurate bidding scope of work.
- Develop budget estimates by performing accurate quantity take-offs using plans, specifications, or conceptual information.
- Review bid requirements thoroughly and ask follow-up questions for every bid; develop RFIs and clarifications to ensure a thorough understanding of the scope of work being bid. *
- Check for addenda and other updated bid information.
- Submit bids by the bid deadline.
- Review drawings with the Project Management team and highlight areas of concern.
- Review submittals (product data, samples, and shop drawings) for accuracy and completion.
- Solicit and maintain communication with contractors and vendors.
- Manage all contractor interactions in a manner designed to build long-term relationships.
- Ensure all contracts and letters of intent are entered into the system and distributed to all appropriate reviewing personnel.
- The effectiveness in safeguarding information in reports, written materials, or other confidential material/information/conversations.
- Follows applicable safety, health, and environmental rules and guidelines. Uses appropriate protective equipment.
- Perform other work-related duties as assigned.
- A bachelor’s degree from a four-year accredited college or university in construction management, Architecture, Engineering, or a related field.
- At least five years of construction estimating and preconstruction experience.
- Basic understanding of accounting and project management concepts.
- Advanced understanding of estimation metrics, data analysis, and research methodology.
- Strong organizational skills with the ability to prioritize tasks and manage multiple projects simultaneously.
- Excellent communication and people skills to effectively collaborate with clients, team members, and stakeholders.
- Proficiency in project management software and tools like Builder Trend, Microsoft Teams, and Accounting.
- Solid understanding of construction processes, building codes, and industry standards preferred.
- Meticulous mindset with a focus on accuracy and quality in project execution.
- Ability to work independently and take initiative while being a collaborator.
- Strong critical thinking skills and the ability to think critically in demanding environments.
- Willingness to travel to project sites as required.
- Valid driver’s license, acceptable driving record, reliable vehicle, & proof of personal vehicle insurance coverage.
