Our client, conveniently located near to the Copley T-Station in Boston, was established in 2020 as a national property services firm servicing several third party institutional clients. The firm provides property management, construction management, financial reporting and accounting, asset management, and corporate advisory services. The firm’s management portfolio consists of over 9 million square feet nationally. They currently seek a Property Accountant to join its Accounting and Finance team of 4. This position will be responsible for assisting the team with a wide range of tasks – from reporting, reconciliations, analysis, and waterfall/incentive modeling to debt compliance, budgeting, and forecasting. This role will work with senior management to help influence critical decisions. The successful candidate is passionate about real estate, detail-oriented, capable of analyzing large amounts of data, and has a high-level of proficiency with Excel and Yardi (or equivalent, i.e., Sage).
Roles & Responsibilities:
- Assist with general accounting month-end closing procedures.
- Reconcile bank accounts and prepare monthly workpapers.
- Review and analyze general ledger accounts and profit-and-loss statements to prepare required accruals or reclassifications.
- Work with Property Managers and Accounting team to review and finalize monthly and quarterly reporting, annual operating, and capital budgets.
- Work regularly with transactional detail to resolve discrepancies, make corrections, and ensure the quality, accuracy, timeliness, and completeness of accounting information.
- Communicate with internal and external parties to discuss ad-hoc requests, reporting, and routine questions.
- Support acquisitions team in closings, which includes reconciling closing prorations.
- Analyze partnership returns, promote structures, and other cash flow “waterfall” analyses.
- Assist in analyzing/reviewing lease/loan documents.
- Assist in preparation of monthly, quarterly, and annual lender and investor reports and presentations.
- Assist with special projects and other tasks as assigned.
- Assist in the planning and integration of systems, data and reporting to create efficiencies.
Skills & Experience Required:
- BA/BS in Accounting, Finance, or Business.
- 2-7 years of property accounting experience; prior Industrial or Commercial Real Estate experience is preferred.
- Experience with accounting software, preferably Yardi.
- Exposure to job cost accounting, especially Yardi Construction Manager, a plus.
- Advanced or extremely proficient Microsoft Excel skills required.
- Attention to detail and the ability to prioritize.
- Excellent problem solving and general quantitative skills.
- Strong written and oral communication skills.
- Team-oriented individual that functions well under strict deadlines.
- Ability to collaborate and effectively communicate with interdepartmental colleagues.
- Exceptional organizational skills and effective time management skills with ability to multi-task.
