State Counsel – South Carolina

(Title Insurance / Underwriting Leadership Role)

About the Role
Our client is seeking an experienced South Carolina-based Title Insurance Underwriter to serve as State Counsel for South Carolina. This is a high-impact, entrepreneurial leadership role focused on underwriting excellence, agent support, business development, and market growth within the state.

This position is ideal for a seasoned underwriter who is either already operating at a senior level or looking to take the next step into a broader leadership role. The right candidate will be well known in the South Carolina title industry, motivated to build and grow a profitable market, and energized by a role that blends underwriting, sales collaboration, and strategic influence.

Compensation

  • Base salary range: $195,000 – $210,000
  • Discretionary annual bonus: 7.5% – 10%
  • Highly flexible compensation structure tied to top-line revenue
  • For the right candidate, compensation may include a percentage of revenue
  • A book of business is helpful; moving business is a bonus, not a requirement

Key Responsibilities & Priorities

Priority 1 – Underwriting Support

  • Serve as the primary underwriting authority for South Carolina.
  • Provide legal guidance and underwriting support to agents in compliance with applicable state laws.
  • Advise on complex or high-risk real estate transactions.
  • Collaborate creatively with agents to structure transactions in a manner that supports deal completion while managing risk for both the agent and our client.

Priority 2 – Sales Support

  • Partner closely with the sales team (Agency Advisors) to support client relationships and drive growth.
  • Act as a visible and accessible underwriting resource for agents.
  • Build trust-based relationships by being directly available to clients and participating in joint sales efforts.
  • Reinforce underwriting as the core value proposition delivered to agents.

Priority 3 – Training and Education

  • Play an active role in agent education and professional development.
  • Conduct market-facing trainings such as lunch-and-learns and presentations on new laws, regulations, and underwriting trends.
  • Support and participate in CLE (Continuing Legal Education) programs.
  • Function as a “Sales Engineer”–type expert: a technical authority who helps differentiate our client and grow market share.

Priority 4 – Resource Development

  • Develop practical, user-friendly resources for agents, including:
    • Quick-reference guides on legal and regulatory updates
    • Educational materials on new products, services, or underwriting approaches
  • Help agents operate more efficiently and confidently in their transactions.

Ideal Candidate Profile

  • South Carolina licensed attorney preferred
  • ~7+ years of title insurance underwriting experience
  • Strong knowledge of South Carolina real estate and title law
  • Known and respected within the South Carolina title industry
  • Entrepreneurial mindset with pride in building and growing a market
  • Collaborative, approachable, and relationship-driven
  • Not seeking a “coast to retirement” role — this is a growth opportunity
  • Candidates from large national underwriters (“Big Four”) are encouraged, especially those seeking greater autonomy and upward mobility

Why This Role

South Carolina is a highly profitable and strategically important market with a favorable split structure. This role offers real influence, flexibility in compensation design, and the opportunity to shape the future of the state operation. For the right person, this is a chance to step out from under layers of management and build something meaningful.
