Project Engineer / Reserve Specialist

Compensation & Benefits:

  • Salary: $60,000 - $70,000

Position Overview:
Our client is seeking an experienced and detail-driven Project Engineer / Reserve Specialist to join their dynamic team. This role focuses on conducting Structural Integrity Reserve Studies (SIRS), Traditional Reserve Studies, and Milestone Reports to help communities plan for long-term property maintenance and capital expenditures. A strong background in construction, financial forecasting, and engineering principles is essential for success in this position.


Key Responsibilities:
  • Perform comprehensive reserve studies by conducting on-site inspections and evaluating the condition of shared property elements and building systems.
  • Analyze historical maintenance data and property conditions to forecast future repair and replacement costs, ensuring financial sustainability for community associations.
  • Collaborate with engineering and construction experts to determine the lifespan and maintenance requirements of various structural components.
  • Conduct water testing and leak investigations on existing buildings to assess structural integrity and identify potential repair needs.
  • Generate detailed financial projections that outline necessary funding contributions for long-term capital planning.
  • Prepare clear, comprehensive reports that include cost estimates, funding plans, and recommendations to guide community stakeholders in making informed financial decisions.
  • Communicate findings and recommendations to clients, property managers, and community boards in a professional and engaging manner.
  • Stay informed about industry standards and regulatory changes related to reserve studies, ensuring best practices are followed.

Required Qualifications:
  • Minimum of three years of experience performing reserve studies.
  • Bachelor's degree in engineering, construction management, or architecture preferred.
  • Professional Reserve Analyst (PRA) designation from APRA is a plus.
  • Reserve Specialist (RS) designation from CAI is a plus.
  • Strong knowledge of construction principles, building systems, and financial forecasting.
  • Proficiency in Microsoft Office Suite and other relevant analytical tools.
  • Excellent communication and presentation skills, with the ability to explain complex financial and structural concepts to diverse audiences.
  • Self-motivated with the ability to work independently and as part of a team.

Physical Requirements:
  • Ability to climb stairs, ramps, ladders, and scaffolding frequently.
  • Capable of crawling, kneeling, crouching, stooping, pushing, pulling, lifting, and carrying up to 30 pounds.
  • Comfortable working at heights, including ladders, swing stages, scaffolding, rooftops, and balconies.
